No worries, nomads: we got answers!

Are you a property agency?

No, we are not a property agency. I (Sylvain) am a digital nomad, who chose Chiangmai as my headquarter. I bought some apartments in Chiangmai, that I renovated for the digital nomads needs.
The fact that we own all the apartments change everything: if we have a cool idea for the apartment, we just do it. We don’t need the approval of an owner who don’t understand/care about the nomads needs.

Where are the apartments located?

We have 4 types of apartments, located in 3 differents buildings only. They are all located in the best location (in our opinion) for digital nomads: Nimman.

What is the internet connexion?

All our apartments have a subscription 300 Mbps fiber, with the best internet provider (in our opinion and experience), which is 3BB.
A speed test show usually a speed between 100 Mbps and 500 Mbps. It barely happen that the speed is below 100 Mbps. If it happens, just reboot the box and the speed will be > 300 Mbps again.

What types of office equipment are included in the apartments?

We are digital nomads as well, and we understand the need of having a confortable work setting. All our apartments have:

  • Big office desk in teak wood (about 200cm per 60cm)
  • Monitor screen 24″ professional LENOVO (including HDMI cable + macbook adaptor)
  • Ergotron (or equivalent “amazon basics”) mount arm for monitor
  • Keyboard (english)
  • Office chair premium (brand BEWELL or equivalent)
  • White board to organize your work better

What other cool things do you have in the apartments?

  • Air purifier to save your health in the burning season
  • Black out curtain, because you need to sleep well
  • Duality mattress brand Dunlopillo or equivalent
  • Windows double glazed. Now you can live in Nimman without hearing the plane noise!
  • 4 good quality speakers with bluetooth system
  • Smart TV with Youtube
  • Many lights options to have a bright apartment, or a cozy atmosphere, as you wish
  • Main switch to turn OFF all the lights & aircon in one click
  • Digital lock because we all forget we we have put our keys
  • Isolated apppartment & heavy door to don’t hear your neighboors
  • Air con directed towards the hallway, not blowing towards the sofa, desk, or bed
  • L-shape sofa to chill better
  • Etc etc etc…..

Are the apartments noisy?

The apartments are in Nimman, the busiest area of Chiangmai. The apartments have double glazed windows and a soundproof door, and they are in a dead end street. They are less noisy than the average apartment in Nimman, BUT take in consideration that we don’t own the entire building neither the city: we cannot know if a neighboor gonna decide to renovate his apartment, or if the city gonna decide to renovate a road closeby.

Concerning the renovations, the noise is not allowed before 9am and after 5pm.

While most of the time there is not much noise, if you require a guaranted complete silence, such as if you work at night and sleep during the day, or if you need to do a lot of phone call every days from the apartment, please don’t book our apartments. Please consider a hotel, or a company that owns the entire building and is able to provide guarantees about noise, since we are not.


Are your buildings safe?

The 3 buildings has a security staff, and cameras recording in all the common area (each floor, elevator, stairs…).

We never heard any story of anybody in the building having a safety problem.

Chiangmai is very safe anyway. I never lock my big bike, and I always keep the key on the bike when I go to 7/11.

What about my privacy?

We will never enter in your apartment without your explicit permission.

From your checkin date to your checkout date, we consider the apartment is your.

There are of course no cameras inside the apartments (in case we need to mention).

What are the rules of the apartment?

We trust in the common sense of our fellow nomads, thus we see no need for a lengthy rulebook with obvious guidelines like ‘don’t yell at night’…

What are the facilities near to the apartments?

Because all the apartments are located in the heart of Nimman, you will find many facilities at less than 10 minutes walking distance.

  • Laundry service
  • 2 shopping mall
  • Gym room
  • Convenience store (7/11 or others)
  • Several bike rentals, such as the famous “mango bike”
  • Coworking space (for example the famous “Yellow coworking”)
  • 2 starbucks
  • At least 10 restaurants
  • At least 10 coffee shop
  • Quiet bars to talk
  • Party bars to… Party!

For the details of the distance, please check the listing of each type of apartment, because it changes according of which building you chose. Type 2, 3 and 4 are located in the same area, cf maps in the second question of this page.

Are your apartments located in new and beautiful building?

No. We identified that for the same rental price, the DN like better having a renovated 50 sqm apartment in an old building, than a renovated 30 sqm apartment in a new building.

All our apartments are fully renovated inside, but the building itself, and the common area, are old.

If you are looking for a new building, unfortunately we are not the host you are looking for :(. You can check “The nimmana” building, which is one of the best condo of Nimman. You will need to increaze your budget, or dicreaze the size of your dream’s apartment.

Should I pay a 1 month deposit?

No. The only case we ask for a deposit is if you want to rent for a few months, AND you want to pay the electricity by yourself.

Can I visit the apartment before booking?

No. We are always fully booked with waiting list. We respect the privacy of our guests, so we don’t want to interrupt their stay to show the apartment to the future guest.

We believe having videos of the apartments, many pictures, being super host on airbnb (check Sylvain’s account here) with many reviews is enough for our futures guests to make their decision.

How can I book the apartment?

It doesn’t mater if you are already in Chiangmai or not, our booking process is the same.

We offer a secure and stress-free booking process, ensuring your peace of mind and eliminating any concerns about potential scams.

Here is our process:

  1. We make a short contract reminding the price, checkin & checkout date, what is included and what is not included (electricity, internet, cleaning…)
  2. You don’t have to sign the contract, just confirm you are OK with it.
  3. Then you have to deposit a booking advance of 1.000 THB for type2~4, and 2.000 THB for type1), to confirm your booking. This amount will be deducted from the rent that you will pay on your checkin day.
  4. You will pay the rest of the rent once you are in the apartment

How can I pay the rent?

You can pay the rent by the following options:

  • Cash
  • Bank transfer (Revolut, Wise…)
  • Local bank transfer to our local thai bank account
  • Deposit money in ATM to our local bank account

What if I cancel my stay?

We will obviously don’t ask you to pay the rent, but the booking advance fees (1.000 THB for type2~4 and 2.000 THB for type1) will not be refunded, we will use it as compensation for the cancelation.

In case you cancel, please let us know as much possible in advance. In case we have too many last minute cancelation, we will need to increase the booking advance fees in the future :(.
